The continuous improvements made since 2017, including the replacement and addition of more than 9 miles of perimeter and cross fencing with new 4-wire barbed-wire fence using 4.25” x 6’ line posts and 6” x 8’ corner and gate posts, have greatly benefited ‘Wapashoe Springs.’ This operation has custom grazed approximately 110 heifers and 20 cow/calf pairs during the drought in 2021 and was able to keep approximately 50 heifers and 20 cow/calf pairs out to the end of September; the cross-fences and high water table sustained the grass throughout the high-heat, drought year. ‘Wapashoe Springs’ is an oasis that is located a mere 20-minute drive from Maple Creek, Saskatchewan, an hour north of the Montana border, and only 45 minutes from the Cypress Hills Interprovincial Park. Cypress Hills is the perfect year-round destination that the whole family can enjoy; known for its incredible camping, fishing, snowmobiling, cross-country skiing, and snowshoeing, it is one of the largest Dark Sky Preserves in the world. PARCEL 1 consists of approximately 235 acres, of which 103 are irrigated and the remaining acres are fenced pasture. With 103 irrigated acres, that include a 1,090 foot long, six-section, Lindsay Zimmatic center pivot (that was installed in 2017), a 10” mainline off the pump to allow future take-offs for additional pivots, new 4-wire perimeter and cross fencing, and a bottom fed dugout, Parcel 1 is perfectly set up for the mixed operation farmer. NE-5 was seeded to Fall Triticale in 2022. SE-8 boasts a spring-fed water reservoir that could be enlarged as the current owner has obtained approvals to deepen and expand the existing reservoir. There are irrigation gate valves in place for water control, and a 600 gallon per minute electric irrigation pump and controller. There is a SaskEnergy natural gas line that runs through the quarter to the shop, as well as a SaskPower line with 200 amp service and a manual switchover to tie in a generator, offering security for the water bowls and shop against possible extended outages. The existing services (power, water, and natural gas), as well as the barn, corrals, shop and shelter, and the bonus of annual Surface Lease Revenue, make Parcel 2 the ideal spot to set up a home site. The high bidder of Parcel 2 shall have the OPTION to lease an additional 158 acres for a term of 6 years at a rate of $3,000/year, commencing on November 1, 2023. Any renewal after 6 years would be at the discretion of the owners at that time. The Lease Option consists of approximately 110 acres of pasture with the remainder in hay. This Lease Option produced 112 Triticale round bales weighing in at 1,285 pounds each in 2019. There are intentionally planted rows of trees to act as natural windbreaks for the livestock, as well as mostly new 4-wire perimeter and cross fencing in place. The lease on the NW-4-13-25-W3 is subject to Trevor Taplin having non-exclusive access to water his cattle from the dugout on the sale quarter. Any renewal of lease shall be subject to owners’ approval. PARCEL 3 offers 158 acres of mixed farmland and pasture with power along the west side of the quarter. There is all new 4-wire perimeter and cross fencing, a treed shelterbelt, a silage pit, a high water-table, and a bottom-fed dugout. Parcel 3 produced 240 Triticale round bales weighing in at 1,340 pounds each in 2019 and was seeded back to hay in 2020. As with all the Parcels being offered for sale in ‘Wapashoe Springs,’ Parcel 3 offers annual Surface Lease Revenue. PARCEL 4 is made up of 158 acres of fenced pasture, with new 4-wire fences on half of the quarter and a high water table. Parcel 4 is good for grazing all the way through to late Fall.
