Parcel 3 consists of 80 acres, of which approximately 20 acres are in an exceptional hay crop on the reclaimed ground, 20 acres are a partially reclaimed gravel pit, and the remaining 40 acres are an active gravel pit. Parcel 3 offers 1 ½ miles of perimeter fencing with 2 x 10’, 5-bar gates. The east-end, pit area fence has been partially taken down, but the fencing materials remain in place. Parcel 4 consists of 80 acres and is located immediately south of Parcel 3 and offers approximately 50 acres of pasture/hay land on reclaimed ground, 30 acres of partially reclaimed ground, and the remaining acres in an operating gravel pit. The Parcel has 40 acres fenced with 1½ miles of perimeter fencing and 2 x double 10’ 5-bar gates. The east-end pit area fence has been partially taken down for pit access, but all the fencing material remains in place. Parcel 4 has the potential for future development of acreage lots measuring 2 acres or more. Parcel 5 measures 160 acres, consisting of approximately 100 acres of pasture/hay land and 60 acres of bush, of which roughly 130 acres of the pasture/hay/bush land is fenced, cross fenced and has a dugout. Parcel 5 offers 1 ¾ miles of perimeter fencing, with ¾ mile of cross fencing in place, including 11 x 10’, 5-bar gates and 1 x single, 10’ gate. The cross fencing includes a fully fenced in dugout with access from all 3 paddocks. Parcel 5 has the potential for future development of acreage lots measuring 2 acres or more. The RM of Stanley has indicated they would view lot development favorably. There is a municipal water line running along the west side and ¼ mile on the south side of Parcel 5.
